Teacher and Staff Housing for School Districts

Zona Verde designs and manufactures single-family homes that school districts can place on district land for teachers and staff. Homes arrive as panels with insulation, electrical, and plumbing already in place, ship in standard 40-foot containers, and are assembled by a local crew. Most projects take about 4 to 6 months from contract to move-in.

How Zona Verde Homes Work for School Districts

Delivery to remote sites
Each home ships in 2 to 3 standard 40-foot shipping containers, so delivery runs on existing ports, rail, and trucking rather than oversized transport.
Less work on site
Panels arrive with insulation, electrical, and plumbing already in place. On site, licensed electricians and plumbers make final connections instead of a full rough-in.
A shorter, more predictable schedule
Once the foundation is in, the structure can go up in as few as 15 days. Most projects take about 4 to 6 months from contract to move-in.
1 to 4 bedrooms, R-48 insulation
Four models from 776 to 2,022 sq ft, plus duplex and row home configurations. Every model has R-48 insulation, more than double a typical wood-framed wall.
Low maintenance over the long term
The powder-coated exterior does not need repainting or re-siding, and the panels do not rot or attract termites. Solid panel walls mean no drywall repairs.

How Districts Approach Teacher Housing

Districts that add employee housing usually start with land they already own. From there, the common approaches are district-owned homes rented to staff, and partnerships where a housing organization or developer owns or manages homes on district land. Some states have laws that address district employee housing directly, such as California's Teacher Housing Act of 2016.

Whichever model a district chooses, the homes are the same: permanent single-family homes on a foundation prepared on site.

How Projects Like This Are Usually Funded

How a district can pay for housing depends on state law and the district's own finances, so district counsel and your funders are the first call. A useful reference:

Each program sets its own rules on eligible activities, costs, and housing types. Confirm eligibility for your specific project and home type with your funder before committing.

Common Questions

Yes. Each home ships in 2 to 3 standard 40-foot shipping containers, the same containers used to move cargo worldwide, so delivery runs on existing ports, rail, and trucking. Delivery is available to the lower 48 states, and shipments are tracked from factory to site.

Local crews and contractors. Zona Verde designs and manufactures the homes and is not the builder or general contractor. Zona Verde's project manager and construction engineer arrive on site one week before panel delivery to train the crew, and licensed electricians and plumbers make the final connections.

The homes sit on a foundation prepared on site, such as a poured concrete slab or pier system, so they can go wherever the district has a suitable, approved site. Zoning and approvals stay with the district.

Plan on about 4 to 6 months from contract to move-in. Once the foundation is in, the structure can go up in as few as 15 days, so working back from the start of the school year gives a clear contract date.

Yes. Duplex and row home configurations are available using the same engineered panel system, adapted for shared-wall construction. Contact us for project-specific design options.
