Rural Hospitals
Staff Housing for Rural Hospitals
Zona Verde designs and manufactures single-family homes that rural and critical access hospitals can place near campus for clinicians and staff. Homes arrive as panels with insulation, electrical, and plumbing already in place, ship in standard 40-foot containers, and are assembled by a local crew. Most projects take about 4 to 6 months from contract to move-in.

How It Works
How Zona Verde Homes Work for Rural Hospitals
- Delivery to remote sites
- Each home ships in 2 to 3 standard 40-foot shipping containers, so delivery runs on existing ports, rail, and trucking rather than oversized transport.
- Less work on site
- Panels arrive with insulation, electrical, and plumbing already in place. On site, licensed electricians and plumbers make final connections instead of a full rough-in.
- A shorter, more predictable schedule
- Once the foundation is in, the structure can go up in as few as 15 days. Most projects take about 4 to 6 months from contract to move-in.
- 1 to 4 bedrooms, R-48 insulation
- Four models from 776 to 2,022 sq ft, plus duplex and row home configurations. Every model has R-48 insulation, more than double a typical wood-framed wall.
- Low maintenance over the long term
- The powder-coated exterior does not need repainting or re-siding, and the panels do not rot or attract termites. Solid panel walls mean no drywall repairs.
Why Rural Hospitals Add Staff Housing
In many rural communities, the hardest part of hiring a nurse, physician, or technician is not the offer. It is finding them a place to live. When the local rental market is thin, a few homes near campus give a hospital one more tool for recruiting new staff and keeping the people it already has.
Single-Family Homes Compared With Dorms or Leased Apartments
Dorm-style rooms can work for short rotations, and leased apartments avoid owning property but depend on what is available locally. Single-family homes suit staff who relocate with families or plan to stay for years. Zona Verde's four models run from a 776 sq ft 1-bedroom to a 2,022 sq ft 4-bedroom, and duplex configurations put two units in one structure.

Funding
How Projects Like This Are Usually Funded
Hospitals fund staff housing in different ways, often combining capital budgets, loans, and local partners. For federal rural programs, a common starting point is:
- USDA Rural Development Community Facilities Programs
Loans and grants for essential community facilities, including health care facilities, in rural areas. Ask your state Rural Development office whether staff housing is an eligible use for your project.
Each program sets its own rules on eligible activities, costs, and housing types. Confirm eligibility for your specific project and home type with your funder before committing.
FAQ
Common Questions
Yes. Each home ships in 2 to 3 standard 40-foot shipping containers, the same containers used to move cargo worldwide, so delivery runs on existing ports, rail, and trucking. Delivery is available to the lower 48 states, and shipments are tracked from factory to site.
Local crews and contractors. Zona Verde designs and manufactures the homes and is not the builder or general contractor. Zona Verde's project manager and construction engineer arrive on site one week before panel delivery to train the crew, and licensed electricians and plumbers make the final connections.
Zona Verde provides the homes. How the hospital owns, leases, or sells them to staff is up to the hospital and its advisors, and the same homes work for any of those approaches.
Yes. Duplex and row home configurations are available using the same engineered panel system, adapted for shared-wall construction. Contact us for project-specific design options.
About 4 to 6 months. That includes 4 to 6 weeks of manufacturing, 5 to 8 weeks of shipping, and about 30 days of on-site construction. Site preparation runs while the panels are manufactured and shipped, so the foundation can be ready when they arrive.
Four models: a 1-bedroom (776 sq ft), 2-bedroom (1,365 sq ft), 3-bedroom (1,800 sq ft), and 4-bedroom (2,022 sq ft). All include R-48 insulation, granite countertops, and stainless steel appliances as standard.
